May-28-2025, We currently have a storm going with lightning and heavy rains and possibly hail size of 1 inch up to 3 inches of size.
Recommendation #1: If you had any leaks to your home please take pictures and videos. Water intrusion/wind driven rain are a cause of roof openings by a heavy storm ⛈️. Never file an insurance claim if you don’t know if the damages are more than your deductible… Some damages are so minor that it’s recommended to pay out of pocket rather than have claim on your record… Inspections by roof expert will guide you if the damages are worth moving forward with a claim or not. Minor repairs are not expensive to fix. But it’s expensive if you don’t act timely since an ongoing drip 💧 can cause woodrot/mold and that’s when it’s start getting pricey.
Never file a claim without a roofing expert providing an accurate assessment of the damages.
� Recommendation #2 Schedule a roof inspection to your roof by a roof expert that has the knowledge of knowing the difference between a hail mark and a shingle blister, and can inspect for broken seals, shingle crease etc., Roof Inspections are free of charge and should be inspected at-least once a year or after a storm. Not doing so will bring evidence to your Insurance Carrier to deny a claim base on wear and tear or by not mitigating it timely. Insurance carriers have now started to review the age of your roof and determine if to continue covering your home or dropping you. In general all insurance policies states it’s your duty as a homeowner to mitigate to prevent from further damages and repair any wear and tear. Remember Insurance Carriers have this on every policy to hold it against you and protect themselves from having to pay for a loss if you don’t meet with the requirements.

Not having a roofing expert with you on a date of insurance adjuster inspection is like going to court without your attorney. More than likely the scope of repairs will be minimized and most of their reports will show as denied due to your damages are less than your deductible. Many of the their scope of repairs presented by the insurance reps have missing items which takes a roofing expert to view all the discrepancies missed. Your roofing expert will provide an accurate assessment of the damages and you as a homeowner have to submit to your insurance a sworn proof of loss by the same software they use called (Xactimate/Symbility). For the note Insurance no longer accept a regular written quote from any roofing contractor since the quote does not have accurate items listed.

If you been denied by your insurance carrier do not stress yourself and contact us to review the reason of the denial, by providing a roof inspection we can determine if the denial is accurate or if it is falsely evaluated. Remember that insurance companies can not submit a denial and call it a fact if the contractor expert determine if the damage was actually compromised by the storm, the homeowner has the right to request a re-inspection to be done with their chosen contractor.

The only expert of a loss is the contractor which they are the only ones who knows what it takes to do the work, what it takes to provide the warranty and the only ones who have their liability at risk if any injuries/fatalities and or damages are caused while performing the repairs. This is one of the reasons why your Contractor Roofing Expert has more authority over a loss than any other individual, this includes (adjusters or attorneys).

If you been denied you as a home owner need to know that in general all the insurance policies state they have the right to re-inspect the damages or you can choose to go through the appraisal process. The appraisal process is the client’s most preferred option since the cost of homeowner expense will be from $500 up to $2,000 depending of the type of loss compared to an attorney contingency fees of 35% up to 50%. Some previous clients that decided to go the Attorney route has suffered major long court delays of up to 2 years to settle and to make matters worse if you try to cancel you will be charged depending of where the case stands. One of the major complaints by customers are that some attorneys do not request from insurance extra funds to cover their expenses which 90% of the time they withheld their fees from your property loss of your scope of repairs. For example if your total loss was 10k they keep up 5k for them which you end up only receiving 5k to do repairs and leave you at high risk since you may not have enough funds to repair to pre-loss condition. For the note some Attorneys hire appraisers to do their work and they easily benefit their share of up to 50% fees. TPH-LLC has the knowledge of umpire/appraisal process which gives out more value and expertise to represent you from a denied loss. Preferably it is most recommended to hire TPH-LLC before adjuster shows up to your property.
